As President of CALVEST, Greg
Hillgren provides an extensive
background in real estate
acquisition, development, financing,
marketing, and management of
investment-grade residential,
commercial, and mixed-use projects
throughout California. Under his
leadership, CALVEST has successfully
acquired, entitled and/or developed
approximately $500 million of
investment grade assets including
600,000 square feet of office space,
850 apartment units, 2,150 single
family lots and approximately 650
single family homes. Since its
inception in 1993, the investment
portfolio has performed well,
generating an IRR above 30%.
Prior to CALVEST, Mr. Hillgren was
associated with Tooley & Company
where he was responsible for
directing all development, leasing,
and management activities for the
firm’s Orange County operations,
which as the lead developer for the
Irvine Office Company, encompassed
more than 3 million square feet of
commercial and office space. Mr.
Hillgren previously held senior
positions with two successful
development and investment companies
where he was responsible for
directing the design, development,
construction management, financing,
marketing and management of the
firms’ projects and investment
properties, as well as for overall
operations. Combined, these projects
encompassed approximately 1.3
million square feet of commercial
space and 2,100 residential units,
with a basis of approximately $510
million.
In addition to a highly successful
record in acquisitions and
development, he has provided
executive leadership and overseen
several complex property
repositionings during the past 28
years. He provides CALVEST with the
dual experience and perspectives of
the lender/financial partner as well
as the developer in sophisticated
real estate transactions. He has
also served twice as an officer and
once as a director of publicly
traded California financial
institutions, and is also the
Managing Partner of Hillgren
Holdings, LLC, a privately held
investment firm centered on
California real estate
opportunities.
Greg also focuses his resources on
community and philanthropic efforts,
serving on the boards of several
organizations in the Southern
California area. He currently serves
as a distinguished member of the
Board of Leaders for the USC
Marshall School of Business, has
served two years as Chairman of the
Rancho Santa Fe Foundation, and
previously completed two terms as
President of the Rancho Santa Fe
Golf Club. Mr. Hillgren holds a BA
and MBA from USC, and lives with his
family in Rancho Santa Fe,
California.
